One of the most widely misunderstood aspects of Home Loans in India is the idea that you can only claim tax benefits twice in your lifetime. While this belief often circulates among borrowers, there is no such restriction mentioned in the Income Tax Act, 1961. If you are repaying a Home Loan and meeting the relevant conditions, you are entitled to claim the applicable deductions, regardless of how many times you have done so in the past. This article clears up the confusion and explains how to make the most of your Home Loan-linked tax exemptions.

 Understanding Home Loan Tax Benefits

Tax deductions related to Home Loan repayments fall under two primary sections of the Income Tax Act:

  • Section 80C: Allows deduction of up to Rs.1.5 Lakh per annum on the principal repayment of a Home Loan.
  • Section 24(b): Permits a deduction of up to Rs.2 Lakh per annum on the interest paid on a Home Loan, if the property is self-occupied.

Additional deductions may also apply:

  • Section 80EE or 80EEA (for eligible first-time buyers under specific conditions)

These benefits are available annually, as long as:

  • The loan is active
  • You are making repayments
  • The property is eligible as per the clause you’re claiming under

The Myth: Can You Claim These Benefits Only Twice?

There is no lifetime limit on how many times you can claim Home Loan tax deductions.

  • If you have taken a Home Loan before, repaid it fully, and now take another loan, you can claim deductions again (provided all criteria are met).
  • The Income Tax Act does not impose a ‘two-time’ cap — the confusion may stem from misinterpreted provisions in specific first-time buyer schemes (e.g., Section 80EEA).

 Why Does This Misconception Exists?

Some borrowers may confuse the eligibility of certain sections (like 80EE or 80EEA) that are meant for first-time homebuyers with broader Home Loan deductions.

While those sections are one-time eligibility-based, Sections 80C and 24(b), the core Home Loan tax benefits can be claimed multiple times, across multiple loans, and over different years, provided you meet the conditions.

Benefits of Claiming Home Loan Tax Deductions

  • Reduced Annual Tax Outgo: These deductions can lower the taxable income
  • Encouragement for Home Ownership: Tax relief can make Home Loans a more viable
  • Can Be Claimed Jointly: Co-borrowers can claim deductions individually if they are co-owners and co-payers

 Key Considerations While Claiming

  • You must be the owner of the property and the borrower of the loan
  • Ensure that your construction is completed, and deductions are applicable post-completion
  • Maintain interest certificates and repayment documents for record and filing

How to Maximise Your Tax Benefits

  • If buying jointly with a spouse, both can claim full deductions (subject to individual caps)
  • Explore combined usage of Sections 80C, 24(b), and 80EE/EEA, if eligible
  • Choose the right tax regime (old vs. new) based on your deduction eligibility
  • Spread out investments (PPF, ELSS, etc.) to fully utilise Section 80C beyond just loan principal

There is no lifetime cap on how many times you can claim Home Loan tax benefits under the primary tax provisions. As long as you are eligible, and the loan is active, you can continue to claim deductions — whether it’s your first, second, or even third Home Loan. Tax planning is an ongoing process, and knowing the facts helps you optimise your finances more confidently.
