If you have taken a Home Loan of Rs.30 Lakh, you may be eligible to claim several tax benefits under the old tax regime as per the Income Tax Act, 2025:
1. Tax Benefit on Interest Payment – Section 22
You can claim a deduction of up to Rs.2 Lakh in a financial year on the interest paid towards your Home Loan if the property is self-occupied. In the case of a let-out property, the entire interest paid can be claimed as a deduction, although the set-off against other income is restricted to Rs.2 Lakh annually.
2. Tax Benefit on Principal Repayment – Section 123
The principal component of your Home Loan EMI qualifies for a deduction of up to Rs.1.5 Lakh per year under Section 123. This overall limit also includes other eligible investments such as PPF, EPF, ELSS, and life insurance premiums. The benefit can be claimed only if the property is retained for at least five years from the date of possession.
3. Additional Tax Benefit for First-Time Homebuyers – Section 131
Under Section 131, first-time homebuyers can claim an additional deduction of up to Rs.1.5 Lakh on the interest paid towards their Home Loan, over and above the deductions available under Sections 22 and 123. To avail of this benefit, the applicant should not own any residential property at the time of loan sanction, the property’s stamp duty value should not exceed Rs.45 Lakh, and the Home Loan must have been sanctioned by a recognised financial institution or housing finance company between 1 April 2019 and 31 March 2022. Additionally, the taxpayer should not be claiming benefits under Section 130 for the same property.
4. Tax Benefits on Joint Home Loans
In case of a joint Home Loan, each co-borrower can separately claim tax deductions on both principal repayment and interest payment, provided they are co-owners of the property and contribute towards EMI repayment. Each borrower may claim up to Rs.1.5 Lakh under Section 123 and up to Rs.2 Lakh under Section 22.
