For many urban households, this is intended to become a reality through the Pradhan Mantri Awas Yojana-U (PMAY-U). By offering substantial interest subsidies on Home Loans, the scheme aims to support you in managing your finances when buying a home. 

Key Features of the Home Loan Subsidy 

Income Criteria 

PMAY-U categorises beneficiaries based on annual household income: 

  • Economically Weaker Section (EWS): Up to Rs.3 Lakh 
  • Low Income Group (LIG): Rs.3 Lakh – Rs.6 Lakh 
  • Middle Income Group (MIG) I: Rs.6 Lakh to Rs.9 Lakh 

These categories determine the level of subsidy and loan eligibility under the scheme. 

Eligibility Criteria

To qualify for the PMAY-U subsidy: 

  • The applicant or their family must not own a pucca house anywhere in India. 
  • The beneficiary family should not have availed of any central assistance under housing schemes from the Government of India. 
  • Female ownership of the property is mandatory, either individually or jointly.  

Interest Rate Benefits

Under the Credit Linked Subsidy Scheme (CLSS) component of PMAY-U, eligible beneficiaries can avail interest subsidies as follows: 

  • EWS and LIG: 6.5% interest subsidy on loan amounts up to Rs.6 Lakh 
  • MIG: 4% interest subsidy on loan amounts up to Rs.9 Lakh 

The subsidy for EWS/LIG is calculated on the Net Present Value (NPV) of the interest subsidy over a maximum tenure of 20 years, with effect from 1 January 2017, or during the tenure of the loan, whichever is lower. 

Under the CLSS for MIG categories, beneficiaries can purchase, construct, or even re-purchase a home with a carpet area of up to 160 sq. m. or 200 sq. m.—depending on their income group.
