You’ll receive a sanction letter summarising the approved amount, interest rate, tenure, and basic terms. 

Disbursement, on the other hand, is the actual release of funds. This only happens after you complete the next set of formalities, such as signing the loan agreement and submitting key documents related to the property. 

The Home Loan Disbursement Process – Step by Step 

Once your loan is sanctioned, the disbursement process unfolds in a few clear stages: 

  • Loan agreement signing – Your lender will prepare a loan agreement with all the terms you need to know—disbursal conditions, EMI dates, interest type, prepayment clauses and more. Go through this carefully before signing.  
  • Document verification – The lender will check the legal and technical documents related to your property, such as the sale agreement, NOCs, occupancy certificate, and approvals from local authorities. This step ensures that the property meets lending criteria and that funds are being released securely. 
  • Initiating the disbursement – In the case of under-construction properties, disbursement typically begins when the builder raises a demand for payment. The lender then verifies the stage of construction, cross-checks the schedule, and releases funds as per the disbursement schedule for the Home Loan. For ready properties, a one-time disbursement is made once all conditions are fulfilled. 

Stage-Wise Disbursement – How It Works

When you're purchasing an under-construction property, the loan amount is rarely disbursed in full up front. Instead, it is released in tranches that align with construction progress. This method is known tranche disbursement. 

Here’s how it might play out: Your total loan is Rs.60 Lakh. The builder completes the foundation and raises the first payment request. After verifying the stage, the lender releases Rs.10–Rs.12 Lakh. As work progresses through flooring, roofing, and final finishing, subsequent payments are made accordingly. 

This method ensures that: 

– Funds are released in line with actual progress 
– Borrowers only pay interest on the amount used 
– Construction delays don’t result in premature full disbursal 

Pre-EMI vs. Full EMI – What’s the Difference?

Once disbursement begins, your repayment clock starts ticking—but how much you repay depends on how much has been released. 

With pre-EMI, you pay only the interest on the disbursed amount. This continues until the full loan is released. After that, your regular EMI—covering both principal and interest—comes into play. 

Disbursement for Ready-to-Move-In Homes

When you're buying a fully completed property, the Home Loan disbursement process is typically completed in one go. Once all documents are in order and the transaction is ready, the entire loan amount is disbursed directly to the seller or builder. 

In this case, your full EMI begins from the following month—no pre-EMI, no staggered schedule. 

What Influences the Disbursement Schedule?

– The type of property—under-construction or ready-to-move-in 
– The builder’s construction and billing schedule 
– Your agreement with the lender 
– The proportion of your own contribution already paid
