BBMP and Property Owners in Bangalore

BBMP directly impacts property owners through the property tax system. Every property owner in Bangalore, whether they own residential, commercial, or vacant property, must pay property tax to the BBMP. This tax funds various municipal services provided by BBMP and contributes to the development of public infrastructure.

BBMP ensures the city’s smooth functioning and sustainable growth. With its structured approach and evolving policies, it continues to play a pivotal role in shaping India’s IT capital into a well-planned and citizen-friendly metropolis.

What is BBMP Property Tax?

BBMP Property Tax is a mandatory annual tax levied by the Bruhat Bengaluru Mahanagara Palike (BBMP) on all property owners within its jurisdiction. It is one of the key sources of revenue for BBMP and is used to fund civic amenities and public infrastructure.

Who Needs to Pay the BBMP Property Tax?

Anyone who owns property within the BBMP limits is liable to pay this tax. This includes:

  • Residential properties – independent houses, flats, apartments
  • Commercial properties – shops, offices, complexes
  • Vacant plots of land
  • Industrial properties within BBMP’s jurisdiction

How Is the BBMP Property Tax Calculated?

BBMP calculates property tax primarily using the Unit Area Value (UAV) system. The factors considered include:

  • Location or zone of the property, as rates vary across different zones
  • Property usage – whether residential, commercial, industrial, or vacant land
  • Built-up area – size of the property in square feet
  • Age of the property – older buildings may receive depreciation benefits
  • Occupancy status – whether self-occupied or rented/let-out

These parameters together determine the tax payable for each property.

  1. Visit the official BBMP Property Tax portal.
  2. Use your SAS Base Application Number, PID, or Renewal Application Number to fetch your property information.
