Securing a mortgage loan, commonly referred to as a Loan Against Property (LAP), involves meeting specific eligibility criteria set by lenders. Being well-informed about these requirements can streamline your application process and increase your chances of approval.

Key Eligibility Criteria

Here are some of the key factors lenders typically consider when approving a mortgage loan:

Age

Lenders typically have defined age brackets for applicants. For instance, salaried individuals are required to be between 23 and 60 years** of age, while self-employed applicants may need to be between 23 and 70 years** of age.

**The upper age limit is considered as age at the time of loan maturity. Additionally, the upper age limit for applicants is subject to change, depending on the property profile.

Employment Status

Salaried applicants should have a stable job with at least 3 years of work experience in a public, private, or multinational company. Self-employed applicants must demonstrate a minimum of 3 years of business continuity in their current enterprise.

Income Proof

Salaried individuals looking to apply for mortgage loans are required to submit the latest three months' salary slips. Self-employed individuals need to provide proof of a steady income flow from their existing business, typically through profit and loss statements and other relevant documents.

Credit Score

A good credit score is essential, with a CIBIL score of 750 or higher being ideal. This reflects your creditworthiness and financial discipline.

Property Ownership

The property to be mortgaged should be owned by the applicant and must have clear and marketable titles. Both residential and commercial properties are generally accepted, provided all relevant documents are in order.

  • Income Proof: Salary slips, ITR, or P&L Statements based on your employment type
  • Property Documents: Title Deed and Sale Agreement related to the property being offered as a collateral

This is an indicative list of documents.

Enhancing Your Eligibility

To improve your chances of loan approval:

  • Maintain a Healthy Credit Score: Ensure timely payment of existing loans and credit card bills
  • Reduce Existing Debts: Lower your current financial obligations to improve your debt-to-income ratio
  • Choose a Suitable Property: Pledge property that is free from legal disputes

Understanding and meeting the eligibility criteria for a mortgage loan is important to secure the funds you require. Ensure that you fulfil these requirements and prepare the necessary documentation, so that you can facilitate a smoother application process and increase the likelihood of approval.
